Bruceshaw completed on the Mountview Lodge, Swiss Cottage project in March 2017 after a 20-month on-site construction period, which included a significant variation to add additional space and dwellings into the scheme following a further letting expiry. The conversion consisted of approximately 17,000ft2 of office space transformed into 23 new high value residential apartments.

Bruceshaw provided Project Management, Cost Management and CDM services and overcame many challenges one of which included partial occupation of the building during the works meaning Bruceshaw had to tactically plan ahead of construction.

Occupation of the building provides real data on PRS offers and responds quickly to bringing housing to the rental market place, Bruceshaw collaborated with client stakeholders, consultants, planning officers and contractor to deliver a price sensitive offer in a timely fashion.

The project showcases the elegant and stylish design standards which targets a specific area of the letting market, there was a significant emphasis on attention to detail with a mix of various finishes and features to respond to demand in the area.

The scheme provided the opportunity to improve the immediate area around the building.

Bruceshaw were presented with several challenges throughout the construction of the project. Key challenged included the building being adjacent to a met police community facility that had specific needs relating to ways of working and logistics. Bruceshaw had to carefully monitor the budget as it was defined by target rental values which together with specification expectation meant careful examining of design and change during the project.

Bruceshaw worked closely with the team and the developers to ensure the successful delivery of the project.
